Kirsten is a partner in the commercial property team, having been a Senior Associate at other leading national law firms and is a highly experienced commercial property lawyer, specialising in the agriculture and rural land sector since 2007.

In 2012, Kirsten qualified as a Fellow of the Agricultural Law Association and has a particular interest in being able assist clients with an overview of all agricultural and rural matters facing them, including property, tax, tenancy, and succession issues to enable farming families to make decisions about the future of their businesses.

Her expertise also extends to property development, finance and natural capital.  Kirsten has acted for farmers, landowners and landed estates, dealing with agricultural tenancies, estate management, both residential and commercial rural property and development and has also acted for rural charities.

Kirsten has considerable expertise in natural capital, having worked at the forefront of this sector from the very start dealing with voluntary agreements prior to introduction of the statutory scheme in February 2024. In 2023 Kirsten spoke at the CLA Natural Capital Roadshow on the legal aspects of on Biodiversity Net Gain (BNG) and answered questions alongside other panel experts.

Kirsten has acted for a number of charity landowners vesting land in the Official Custodian for Charities, vesting land in Charitable Incorporated Organisations (CIO’s), and dealing with permanent endowment property.

Recent/significant transactions include:

  • acting for farming and landowning clients on Biodiversity Net Gain (BNG) natural capital schemes and Woodland Carbon Code schemes with habitat bank providers including the Environment Bank and Biofarm;
  • acting for landowners on direct agreements with developers to provide BNG units secured by Section 106 agreements;
  • the grant of a long-term Farm Business Tenancy (FBT) for a vegetable producer on a £120M low carbon greenhouse project;
  • a hybrid option/promotion agreement for large development with a national housebuilder;
  • acting for a family trust on a complex and high value re-finance arrangement on rural land to raise funds for diversification and development projects to be carried out by a separate trading entity;
  • the sale of farmland including a leaseback (FBT) arrangement with high value deferred consideration secured by legal charge;
  • the purchase of a 6.5M farm with overage and other complex issues;
  • acting on the purchase of over 5000 acres of land, mineral and sporting and fishing rights

Kirsten is Honorary Secretary of the Surveyors 1921 Club, a club made up of surveyors and allied professions from Bedfordshire and the surrounding areas which was established over 100 years ago and provides continuing professional development and opportunities to participate and share knowledge relating to property and other relevant matters.
